1. Agreement & Project Authorization
By approving a proposal, work order, or project agreement, you authorize the services specifically described in that document. Website descriptions, photographs, examples, and preliminary conversations are intended to help explain our services and do not replace the written project agreement. The signed agreement identifies the approved scope, materials, responsibilities, pricing, and applicable project conditions.
2. Pre-Construction Review
Before work begins, we may review site measurements, existing conditions, access requirements, utility locations, and other information relevant to the project. Homeowners are responsible for identifying known property restrictions, previous repairs, easements, hazardous conditions, or other circumstances that could affect the work. Information discovered after commencement may require additional evaluation or adjustment.
3. Materials & Product Selection
Materials and fixtures will be selected according to the approved specifications. Product availability, manufacturer changes, discontinued items, or supplier shortages may occasionally require substitution. We will seek homeowner approval before making a material substitution that materially changes the agreed appearance, performance, or cost. Special-order products may be subject to supplier-specific cancellation and return restrictions.
4. Existing Conditions
Renovation work can reveal conditions that were not reasonably visible during the initial assessment, including concealed water damage, deteriorated framing, obsolete systems, code-related deficiencies, or improperly installed previous work. Such conditions are outside the original scope unless expressly included. Where practical, we will document the condition and provide a written recommendation and price before performing additional work.
5. Homeowner Responsibilities
The homeowner agrees to provide timely decisions, reasonable access, and accurate project information. Personal belongings should be removed from active work areas before mobilization. The homeowner is responsible for securing valuables, arranging access for authorized personnel, and notifying us of special building requirements or property rules. Failure to provide required access or approvals may affect project timing and additional costs.
6. Project Communications
Project communications may occur through email, telephone, text message, project-management platforms, or other agreed channels. Homeowners should review project updates and respond to requests for selections or approvals within a reasonable period. Delays caused by unanswered questions, late selections, or unavailable decision-makers may require the schedule to be revised.
7. Inspections & Approvals
Where permits or inspections are required, scheduling may depend on the applicable authority, inspector availability, and project conditions. Inspection dates are not always within our control. Required corrections identified by an authority will be addressed according to the project agreement, applicable regulations, and responsibility for the underlying condition.
8. Delays & Unforeseen Events
Reasonable efforts will be made to maintain the anticipated schedule, but completion dates are not guaranteed unless expressly stated otherwise in the signed agreement. Weather, labor availability, supplier interruptions, transportation problems, inspections, utility issues, emergencies, and other circumstances beyond reasonable control may affect the schedule. We will provide updates when significant delays become known.
9. Completion & Punch List
Near completion, we may conduct a walkthrough to identify reasonable punch-list items within the contracted scope. Minor adjustments or finishing items may require additional scheduling after the primary work is complete. Completion does not require that every manufacturer component or third-party item be available at the same time, provided outstanding items are handled according to the agreed project process.
10. Warranty Claims
Warranty requests should be submitted promptly with a description of the concern and, when helpful, photographs or other supporting information. Warranty coverage applies only to qualifying workmanship or products identified in the applicable agreement. It does not cover ordinary aging, misuse, neglect, unauthorized modifications, accidental damage, environmental events, or repairs performed by another contractor without prior authorization.
11. Property Protection & Cleanup
Reasonable measures are taken to protect accessible surfaces and contain construction debris. Renovation work may nevertheless create temporary dust, noise, vibration, odors, or limited access to portions of the property. Homeowners should make appropriate arrangements for occupants, pets, valuables, and sensitive equipment during active construction. Final cleanup will be performed according to the scope stated in the project agreement.
12. Suspension or Termination
Work may be temporarily suspended when required because of unsafe conditions, unavailable access, unpaid amounts, missing approvals, regulatory requirements, or circumstances outside reasonable control. If either party terminates the project, amounts due for completed work, approved services, purchased materials, special-order items, and other non-recoverable project costs will be handled according to the signed agreement.
13. Website & Digital Materials
Our website, project illustrations, written materials, layouts, photographs, and other original content are provided for general reference. Images may show completed projects or design concepts and may not represent the exact materials, dimensions, finishes, or conditions of another property. Digital materials may not be copied, modified, or commercially reused without appropriate permission.
14. Limitation of Responsibility
To the extent permitted by applicable law, responsibilities and remedies are governed by the signed project agreement and applicable legal requirements. We are not responsible for delays or losses resulting from inaccurate information supplied by the homeowner, undisclosed existing conditions, unauthorized third-party work, or circumstances outside our reasonable control.
15. Updates & Controlling Agreement
These website terms may be revised periodically to reflect changes in our services or operating practices. The version applicable to a particular project is the version incorporated into or referenced by the signed agreement.
